Associate Vice President, Development

Responsibilities

The Associate Vice President, Development leads real estate development activities with minimal oversight from senior leadership. The Associate Vice President, Development will perform a variety of due diligence activities to assist in real estate acquisitions. In addition, the Associate Vice President, Development will lead the execution of one or more selected complex multi-family, commercial, and/or mixed-use developments with development costs greater than $70MM. This includes leading or co-leading real estate zoning entitlements which includes preparing for and attending zoning meetings.

Leads a team of consultants from project inception through construction documents and will act as an Owner’s Representative, in collaboration with the General Contractor, through the completion of the development with minimal assistance from senior leadership. both project success and professional growth. When necessary, may also be required to act as Senior Development Manager on specific projects. Represents Focus as owner and provide direct and clear direction to the project team.

Will be responsible for regular, and timely, reporting to all stakeholders including the CEO, CFO, Executive Vice Presidents, partners, investors, and other stakeholders.

Responsibilities Include:

  • Leads real estate development activities with minimal oversight from senior leadership from inception to completion.
  • Represent Focus as owner and provide direct and clear direction to the project team.
  • Assist in Business Development efforts with the CEO and Senior Vice President, Development, including leading or co-leading acquisition efforts for potential developments.
  • Lead or co-lead real estate zoning entitlement process for predominantly ground up multi-family, commercial, and/or mixed-use developments with assistance from senior leadership.
  • Maintain positive relationships with project stakeholders including the municipality, partners, lenders, brokers and other key members of the project team.
  • Lead a team of professional consultants including architects, engineers, and attorneys, from project initiation through completion.
  • Evaluate real estate opportunities through physical inspections and due diligence including zoning code research, architectural programming, conceptual design, and financial proformas.
  • Review and comment on Operating Agreements and Joint Venture documents with development and equity partners with assistance from senior leadership.
  • Lead the preparation of Business Plans for multiple real estate developments and ensure compliance throughout the life of the development with limited assistance from senior leadership.
  • Prepare and present regular investor reports on multiple real estate development projects.
  • Train and mentor a team of Development Managers. When necessary, the Associate Vice President, Development may also be required to act as Senior Development
  • Manager on specific projects.
  • Define and implement the policies and procedures necessary to efficiently run projects and grow the organization.
  • Act as ambassador for company at community and networking events.
  • Network within the Real Estate industry to foster new consultant relationships and business development opportunities.
  • Create and manage soft cost budgets and related contracts.
  • Regularly perform site visits to ensure quality of construction and adherence to schedule.

Skills

  • 5+ years of experience in Real Estate Development.
  • Proven experience in large multi-family, ground-up, development, including underwriting.
  • Ability to read, coordinate, analyze a set of drawings.
  • Proven experience in development management, including partner and investor relationship management, required.
  • Advanced understanding of the roles and key players within the real estate industry (construction, consultants, municipality, etc).
  • Must be assertive and have proven leadership skills.
  • Must be able to work independently with minimal guidance from senior leadership.
  • Excellent interpersonal, written and verbal communication and presentation skills.
  • Knowledge of MS Office, particularly Excel and Power Point is required. Knowledge of Photoshop, InDesign and CAD software is beneficial.
  • Driver’s license and/or ability to travel to sites and meetings

Education

  • Bachelor’s degree in Real Estate, Architecture, Construction Management, or a related field is required.
  • Graduate degree in Business Administration, Project Management, or Construction Management preferred
