Real Estate Finance Intern

Responsibilities

We are seeking a motivated Real Estate Finance Intern to join our dynamic team and contribute to high-impact real estate investment projects. This ad hoc, part-time role is an exceptional opportunity for a graduate student or someone with high-level proficiency passionate about real estate finance to gain hands-on experience while completing their graduate program. The intern will support underwriting, fund reporting, waterfall analysis, and market research. The intern will also assist senior development executives as needed on ad hoc assignments. Work can be performed remotely or on-site as needed, with weekly hours ranging from 10-15 hours based on project demands. After onboarding, the intern will be expected to operate with limited oversight, offering a chance to demonstrate initiative and independence. The position will begin in June or July and does not have a set end date, offering flexibility for ongoing engagement.

Requirements

  • Underwriting Support: Assist in analyzing real estate investment opportunities, including cash flow projections, debt structures, and risk assessments.
  • Waterfall Analysis: Support the development and review of distribution waterfalls to ensure accurate allocation of returns among stakeholders.
  • Financial Modeling: Build and update Excel-based models to evaluate investment scenarios and performance metrics.
  • Market Research: Conduct market research and track comparable development projects to support investment decisions and strategy.
  • Capital Structure Analysis: Quickly learn and adapt to the firm’s capital structure and financing needs to provide relevant analytical support.
  • Ad Hoc Tasks: Provide analytical support for special projects or other finance-related tasks as assigned, including assisting senior development executives as needed.
  • Confidentiality: Maintain strict confidentiality of firm financial data, investment strategies, and proprietary information.

Skills

  • Current enrollment in a graduate program (e.g., MBA, MS in Real Estate, or Finance) with a focus on real estate finance or have an advanced degree in said programs.
  • Prior coursework or experience in real estate finance, investments, or financial modeling.
  • Strong proficiency in Microsoft Excel, including experience with financial modeling (e.g., cash flow projections, IRR, NPV).
  • Basic understanding of real estate underwriting, fund structures, waterfall distributions, and capital markets.
  • Ability to quickly grasp complex financial structures and adapt to the firm’s specific capital needs.
  • Detail-oriented with strong analytical and problem-solving skills.
  • Ability to manage time effectively and work independently with limited oversight after onboarding.
  • Excellent communication skills, both written and verbal.
  • Commitment to maintain confidentiality of sensitive firm information.
  • Enthusiasm for learning, adapting to a fast-paced environment, and contributing to team success.
