Development Financial Analyst

Responsibilities

The Development Financial Analyst supports the Development team by underwriting new opportunities, maintaining project and fund financial models, and producing the analyses ownership needs to make capital decisions. This is a hands-on role that blends modeling, market research, and asset reporting.

Key responsibilities

  • Underwrite prospective development projects and produce both quick-scan and detailed financial models (sources & uses, pro formas, cashflow and returns).
  • Maintain and update models for projects under construction to monitor performance, cost variances, and capital needs.
  • Produce market and comp research (rent growth, occupancy, institutional sales, taxes) to support investment and capital decisions.
  • Prepare and coordinate debt/equity packages, RFP responses, and investor deliverables.
  • Support quarterly GP/fund reporting: model updates, valuation inputs, operating cash flow forecasts, and waterfall/exit assumptions.
  • Review partner/co-developer models and operational property financials; assist acquisitions/dispositions due diligence and closing estimates.
  • Monitor leasing reports and operating budgets; report variances and key metrics monthly.

Skills

  • 1–2 years of real estate underwriting or development finance experience (multifamily exposure preferred).
  • Strong Excel modeling skills; basic macro familiarity a plus.
  • Solid grasp of development cash flows, pro-formas, and sources/uses.
  • Excellent organizational, written, and interpersonal skills.
  • Comfortable preparing investor-level deliverables and presenting financial findings.
  • Driver’s license and ability to travel to sites/meetings as needed.

Education

  • Bachelor’s degree in Finance, Accounting, Business, or related field.
