Senior Project Manager

Responsibilities

As a Senior Project Manager at Focus, you’ll lead large and complex real estate developments from concept through completion. You’ll be responsible for project performance — including schedule, budget, quality, and client satisfaction — while managing internal teams, external partners, and stakeholders. This role blends leadership, technical expertise, and strategic oversight to ensure every Focus project meets the company’s high standards for design, craftsmanship, and value.

  • Lead one or more major construction projects from preconstruction through close-out, including design coordination, permitting, procurement, construction, and warranty.
  • Manage overall project budgets, schedules, and profitability; proactively identify and mitigate risk.
  • Coordinate design and engineering teams, reviewing plans for constructability, efficiency, and alignment with project goals.
  • Oversee subcontractor bidding, negotiations, and contract execution.
  • Supervise project staff, including Project Managers, Project Engineers, and Superintendents, fostering collaboration and accountability.
  • Maintain strong client relationships, ensuring effective communication, transparency, and timely reporting.
  • Ensure all work meets Focus quality and safety standards, as well as code and permit requirements.
  • Lead project close-out, including punch lists, turnover documentation, and warranty management.

Skills/Requirements

  • Experience: 9–15 years of progressive experience in construction management, general contracting, or real estate development.
  • Technical Expertise: Strong knowledge of construction systems, materials, means and methods, cost estimating, and scheduling software.
  • Leadership: Proven ability to lead multidisciplinary teams and manage multiple stakeholders.
  • Communication: Excellent written, verbal, and interpersonal skills; comfortable presenting to clients, city officials, and internal executives.
  • Project Experience: Track record of delivering complex, high-value projects ($50M+ preferred) on time and on budget.
  • Problem Solving: Resourceful and proactive approach to anticipating challenges and driving solutions.

Education

  • Bachelor’s degree in Construction Management, Civil Engineering, Architecture, or a related field required.
  • Professional certifications such as PMP, LEED AP, or PE are a plus.
