3 Examples of Innovative Interior Construction

Interior construction is just as important as a building’s foundation. The design and implementation of interior construction is key to building value for any property.

By incorporating unique elements into the interior of a development, you can develop the personality and intention of the space. Additionally, there is inherently more design flexibility when it comes to the interior build-out of a space, giving architects and developers the opportunity to craft something unique which could not be portrayed on the exterior of the building.

Ultimately, the interior build-out of a development will only be as good as the contractor delivering on that vision. Below we’ve outlined three of the most recent interior contractor projects completed by our team.

Evanston Place

Evanston Place is a 52-unit renovation that was completed in 8 weeks - from start of demolition to turnover to owner. The renovation, totaling to 49,290 SF, included new cabinets, kitchen & bathroom countertops, appliances including washer and dryer, plumbing, shower features, doors, lights, flooring, and blinds.

In addition to this, our teams scraped off popcorn ceilings and applied new paint to give the interiors a fresh new feel. The entire project was completed quickly through the utilization of 6-day work weeks and by ordering and delivering products to the site ahead of time in order to reduce lead times on all items.

Scio at the Medical District

Focus recently completed a multifamily value add project on an existing property – Scio at the Medical District. This property is located on 5 acres of property and consists of two 12-story residential towers. Focus enhanced existing residences and constructed a new amenity pavilion connecting the two residential towers.

The enhancement of existing residences consisted of installing new flooring, new appliances, and upgrading kitchens and bathrooms. The amenity pavilion featured an outdoor pool, sundeck, fitness center, business center, lobby, bike room, parking garage, and more.

Focus completed this project in phases working from the top floor down. Our team renovated one floor of units every 8 weeks with a 4 week overlap between floors. The remaining floors not under construction were occupied by residents during construction.

100 S. Wacker

Recently, the Focus team moved our offices from Northfield, IL to the Chicago Loop and completely tranSFormed our office to exhibit Focus values and expertise. This 9,000 SF office overlooks the heart of downtown with floor to ceiling windows with a private elevator opening up into employee break area.

Throughout the office, employees share custom work benches to encourage collaboration with status lights signaling when they are unavailable to chat. The office also features a variety of unique conference rooms stocked with state-of-the-art technology to suit our team’s needs. With an open floor plan, our new office is inviting to employees, clients, and more.
