Focus acted as the general contractor on behalf of client Greystar, for the Everleigh Vernon Hills project, an active adult community located in Vernon Hills, IL.
The 218,330 SF community includes 173 apartments, 7 standalone duplex cottages with private parking as well as 218 attached parking spaces. The project caters to a 55+ renter and will offer an impressive amenity package featuring a resident lounge and café, fitness center, creative arts room, business center, game room, theater, swimming pool, outdoor dining, fire pit and more.
The 4-story building was designed by Meeks + Partners and consists of a precast garage structure with surrounding wood-frame residential construction.
Focus completed the project in the winter of 2022.
The bulk of preconstruction and build out occurred while the US supply chain was experiencing the highest levels of price and supply volatility seen in decades. While no project was completely insulated from the impacts of that volatility, the Focus construction team went above any beyond in their dedication to the project. One example of such efforts was related to a potential delay caused by electrical equipment necessary for the project. When the manufacturer told the team the parts would not be available on time, they arranged a meeting with the manufacturer to help explain the impact; those future residents of Everleigh —who had sold the homes where they had raised their families to join a new community for active seniors—would be without a place to live. After taking the time to explain the real-world impacts of the delays to the manufacturer, the component order was expedited, and Focus was able to avoid a potentially lengthy delay.
