About the Development

The Atworth at Mellody Farm is a seven acre residential project in Vernon Hills featuring 260 luxury apartment homes. Our partner, Regency Centers, developed 28.5 acres of retail anchored by brands like Whole Foods, Nordstrom Rack and REI. The remaining undeveloped land was dedicated to nature conservation.

The luxury apartments offer high-quality interior finishes, granite counters, stainless steel appliances, and in-unit laundry. In addition, the building also offers a superior amenity package including an outdoor swimming pool with terrace and sundeck and an onsite fitness and yoga studio.

The Atwork at Mellody Farm is located in the center of Vernon Hills’ retail corridor and includes access to a variety of area retail and dining options. Situated directly across the property is the recently renovated Hawthorn Mall, and many additional retailers—such as Kohl’s, Target, Dick’s and Lowe’s—are also close to the premises.

Upon its completion the Atworth leased all 260 units in a record 10 months.

Impact Lives

Mellody Farm is situated on what once was the Hawthorne Mellody Farms Dairy, a 53.5 acre site consisting of farm land adjacent to a forest preserve that sat as a soybean field, and was underutilized by the community. The project, as executed by the Mellody Farm partnership, created 260 multifamily homes and activated nearly 28 acres of land for retail while maintaining over 24 acres of green space. These new land uses have been widely accepted by the community, the residential portion of the project is stabilized quickly after opening in the summer of 2018 and the retail portion was 95% leased in the same timeframe. Additionally, more than $7M was spent to expand and modernize the adjoining state highways, solving traffic problems that affected the region for more than a decade. Finally, convincing the Village of Vernon Hills to participate in the form of a $20M TIF (Tax Increment Financing) incentive solidified Mellody Farm as a true public-private partnership, creating more than 2,000 union construction and full-time jobs.
