An integrated commercial real estate delivery model provides the navigation needed for both. When it comes to Commercial Real Estate (CRE), project owners typically rely on the traditional real estate development model, where a project owner or developer contracts with an architect and general contractor (GC) to design and then build the project. Typically, that process begins with an owner and an architect casting a vision for the development based on certain goals with minimal input from the general contractor. During this time, teams work to secure the necessary municipal entitlements, zoning, and approvals. Once comfortable that the project can move forward, the owner will then hire a GC, whose first task is to develop an agreed upon cost to build the development.
