The post construction process with an experienced general contractor

Commercial construction is a complicated and lengthy process. Reaching the end of a construction project is a huge milestone, but it is also one of the most important stages where the experience of the project’s general contractor can make or break the operational start up for the building owner. This important stage is called post construction, and it can make or break project success.

So what is post construction?

Post construction is the final 2% of any construction job. During this stage, the general contractor will coordinate with all the various trades to ensure every detail of the building is exactly as intended, that the owners of the building know how to operate it and who to call if something doesn’t work as expected. These primary aspects of preconstruction are commonly referred to as:

• Punchlist: the list of items that are outstanding before the building can be deemed complete.
• Operations and Maintenance: how to operate and maintain the building and its various systems, technologies, and features.
• Warranty: the various warranty period and policies for the various machines, appliances, and materials throughout the building.

Why is post construction so important?

The building is built, and the future tenants have started to move in, so why is it so important that the general contractor deliver on the final 2% of the building? Without an effective post construction process, not only may some of the smallest quality control details be missed, but it’s possible that those responsible for effectively operating the building won’t know how. During project closeout the Focus team, will coordinate all trades simultaneously to address all punch list of items quickly and as they are identified. While the punch list is addressed, project management staff will educate operations staff on all the important systems within the building, developing, and delivering use safety and operations manuals, complete with as-built drawings, important contact details and necessary warranty information.
