Why it’s unique:
Outcome: The Parker not only leased up ahead of schedule but also commanded a record-setting sale price, exceeding investor projections and solidifying Focus’ reputation for outperforming in competitive urban markets. The value is also lasting. Not only was the Parker the first in a trend of neighborhood building development in Fulton Market, but on in its second sale, set another record for the neighborhood.

Set in the historic North Shore suburb of Lake Forest, Kelmscott Park is a refined, low-density development that reflects the architectural heritage of the city and dedication to green spaces and responsible development. It offers a rare blend of single-family homes, condominiums, apartments, and lush shared landscapes. Kelmscott Park is also the only modern mixed-use multifamily development to be approved in downtown Lake Forest in decades. Focus was entrusted with the mission the municipality to develop much needed housing without sacrificing the priorities of the community to maintain lower densities, and the character of the neighboring historic market square.
Why it’s unique:
Outcome: Kelmscott Park became one of the fastest-selling luxury developments in the region, with units achieving above-market pricing and reinforcing the demand for thoughtful suburban living. Additionally, rental component of the development set a record for price at the time of its sale in 2018.

Located within the Mellody Farm lifestyle center, The Atworth is a vibrant, mixed-use community designed to meet the preferences of today’s suburban renter: walkable, connected, and sophisticated. It is yet another example of successful public-private partnership in its successful delivery on the desire of the village to activate a previously underutilized site, at the economic center of the community.

Outcome: As one of the first developments of its kind in Vernon Hills, The Atworth leased in record time, achieving stabilization in 10 months. It also set a new standard for rental pricing in the area and established Focus as a leader in suburban mixed-use development.
