As Executive Vice President, Capital Markets + Investments

Vicky Lee serves as Executive Vice President of Capital Markets & Investments at Focus, where she leads the firm’s capital strategy, fund management, portfolio oversight, and investment execution. She is responsible for aligning capital formation, asset performance, and development strategy with Focus’ long-term business objectives and investor commitments. Vicky works closely with the CEO and Executive Vice President, Development to ensure capital solutions are aligned with project risk profiles, market conditions, and investor objectives. She actively represents Focus in the real estate community, fostering strategic partnerships and advancing the firm’s long-term capital platform.

• Lead all equity and debt strategy across Focus’ development pipeline and affiliated entities.
• Oversee the existing investment funds and develop fundraising strategies for new investments and future funds.
• Structure, negotiate, and close joint ventures, construction loans, and complex financing arrangements.
• Provide final underwriting approval and targeted return sign-off in coordination with the CEO.
• Manage investor communication strategy, reporting, and portfolio-level performance analysis.
• Direct capital planning, guaranty strategy, loan covenant compliance, and liquidity oversight.
• Determine hold, refinance, and disposition strategies across the portfolio.
• Oversee asset management functions, including operating budgets, projections, property performance, and tax strategy.
• Maintain executive-level relationships with institutional investors, high-net-worth partners, lenders, and brokers.
• Provide leadership oversight during predevelopment and construction of key projects, including 128 SW 7th Street in Miami and 275 S 5th Street in St. Petersburg.
• Manage and mentor the Capital Markets & Investments team, including the Associate Vice President and Analyst roles.
