1717 is a 175-unit apartment development located in downtown Evanston, Illinois. Two blocks from both the Metra and CTA “L” stations, 1717 offers the ideal blend of open, modern design, sleek architecture and world-class amenities in a perfect location. The development of 1717 transformed a defunct condo project into a brand-new community. The bank underwriting the project selected Focus to turn a hole in the ground—which was an eyesore next to a completed condo structure—into 1717. The property was rezoned to allow for two buildings, instead of one. Building an apartment building instead of the second condo structure created more value on-site. We also invited the condo owners next door to share in the apartment amenities and pool for 1717, adding more value for all residents and enhancing the total community experience. When 1717 sold, its sale price was the highest in the area at the time.
