Than Tower (343 Schiller)

Chicago’s Old Town neighborhood is home to Than Tower, a 9-story, 105 unit apartment building by Beverly Hills-based Lakshmi Capital Management. Designed by Brininstool + Lynch, the project includes a fiber cement rainscreen and is the first building in Chicago to use Intus high performance windows to improve energy efficiency. Unbeatable amenities are a part of the program including an interior dog run with a raised floor to make room for a drainage system to ensure longevity. Additional amenities include a fitness room, luxury lounge, 9th floor terrace with grills and firepits, and heated indoor parking and bike room.

The 105,000 SF building was completed in the summer of 2020.

Control the Risk of Innovation:

As the General Contractor on the project Focus was faced with a small site and dense neighborhood which created logistical challenges. A typical ground crane would not fit onsite, so the Focus construction team revised the typical erection sequence in order to use a smaller, hydraulic crane. The modifications to the sequence included leaving parts of the 4th floor uncovered to allow the smaller cane to reach the outer edges of the top floors. These changes were carefully vetted to ensure that they did not impact schedule negatively. Through fast-tracked MEP design-build subcontracts, Focus allowed for early design participation, coordination resulting in an early knowledge of these issues, allowing a solution to be found before teams even broke ground.
