Chicago’s well-known Medical District/Little Italy neighborhood will soon feature a new 18-story, mixed-use residential over retail building, a joint venture development by Focus and Atlantic Realty Partners. Scheduled for completion in Summer 2020, the new tower will be located on the corner of W. Taylor and S. Ashland, directly south of Scio, a rehabilitation project by the same venture.
The 340,000 GSF multifamily and retail building, designed by bKL Architecture, will feature world-class amenities. The 4th floor will include over 20,000 SF of outdoor amenity spaces, with a pool, lounge seating, fire pits, open grilling stations, and activity lawns. The 18th floor outdoor deck will accommodate multiple intimate gatherings through its cozy outdoor fireplaces and dining areas. Both the 4th floor and 18th floor decks feature unparalleled views of the Chicago loop to the northwest. Indoor amenities include an open lounge with a demonstration kitchen, game rooms, study lounges, as well as a gym with equipment that features the latest fitness trends.
The development was designed with a focus on community interaction and maintaining a luscious landscape within the urban context. The building is set back from the property line on all sides to provide a more gracious pedestrian experience. In addition, the recessed residential entrance, with its seating-focused landscape, offers a unique public amenity that does not yet exist in the near vicinity.
The 1536 W. Taylor Street project enhances community through it’s engagement with the Medical District / Little Italy through ground-level, retail uses that engage and activate both W. Taylor Street and S. Ashland Avenue. Members of the community will benefit from the additional service providers and retailers that will enhance their lifestyle.
