Construction completed at 1926 W. Harrison, Atrio Apartments, in Chicago’s Medical District

Acting as the General Contractor, Focus has completed the renovation of the 1960’s era apartment building at 1926 W. Harrison. Working on behalf of client Marquette, teams revitalized hundreds of units and built value through added amenities.

The resulting, Atrio Apartments is a 249,000 SF apartment community which includes 272 units and a new set of modern amenities featuring a fitness center, community kitchen, co-working space, and a rooftop deck.

Designed by Brininstool & Lynch, the renovations included extensive exterior repairs and façade improvements. Through early involvement, the Focus preconstruction team was able to evaluate the condition of the façade and make appropriate recommendations for the highest value solutions. Instead of repairing extensive areas of damaged concrete, the team developed a new approach to façade restoration which included additional glass panels and windows which not only repaired the building’s exterior but also added market value in the eyes of future tenants.

“Working with Focus during preconstruction had a huge impact on the project,” said Darren Sloniger, President and CIO of Marquette Companies. “Their experience and foresight gave our team valuable insight to the project’s true scope and their recommendations resulted in an ultimately better product.”

Executed by the Focus construction team and supported by multiple industry trade partners, the renovation efforts at 1926 W. Harrison were extensive. Also included was the addition of a 19th floor amenity deck which required an extension of the existing elevator shaft. The resulting amenity feature offers unparalleled views of Downtown Chicago from the building’s Medical District vantage point.

“We were thrilled to be involved in such an impactful project,” said Focus’ Senior Vice President of Construction, Josh Stark. “Not only does the renovation of Atrio Apartments provide additional, and convenient housing for a population of doctors and healthcare workers but it represents a sustainable approach to multifamily construction by extending the value of existing resources.”

Having delivered over 4,000 multifamily units to Chicagoland since 1993, Focus is a time-tested contractor with a proven track record with clients like Marquette, Fifield and Terraco.

The Atrio Apartments project team includes:
