The first in a three-phase delivery schedule, Focus turned over 65 units at the new luxury community in Aurora, IL where community managers welcomed the property’s first residents.
Lucca Fox Valley is the second phase of redevelopment at Fox Valley mall. It adds another 323 luxury rental units and 55,000 SF of public space across two parks. The first phase of construction delivered Lumen Fox Valley in late 2022, a 304-unit community which was eagerly accepted by the community, leased quickly and is currently fully occupied.
Designed by HKM, Lucca Fox Valey features state-of-the-art amenities, including a scenic park with abundant green space and a convenient dog park for residents. Acting as developer and general contractor, Focus has completed the first phase of construction at Lucca Fox Valley on time and on budget, with the final phases on track to achieve the same.

From design to delivery, the Focus construction team played a crucial role in the success of this project. During preconstruction, Focus construction managers oversaw the design-build process of a custom mechanical, electrical, plumbing, and fire protection (MEP/FP) system which resulted in a cost effective, innovative plan which performs within the architectural design.
Furthermore, during construction the Focus team continued to innovate to achieve early completion milestones. Site teams developed a temporary support system which created tunnel access to a closed courtyard which allowed teams to simultaneously construct the building structure and complete the site work within the courtyard without delay. Teams meticulously managed the onsite logistics to maintain convenient access to the operational Fox Valley mall and the neighboring Lumen Fox Valley apartment community throughout. Together, these efforts enable the Focus construction team to deliver the first phase of Lucca Fox Valley on budget, and two months early.
The Focus construction team anticipates delivering the next phases of the project in June and September of this year with a grand opening celebration to occur this summer.
Managed by Atlantic Residential, the team at Lucca Fox Valley began leasing efforts earlier this year and have so far experienced great interest in the property.
