Focus and its partners Atlantic Residential and Centennial have repositioned a portion of Fox Valley Mall in Aurora, IL into a luxury mixed-use development. The previously vacant Sears and its associated parking are now home to Lumen at Fox Valley, a community of 304 luxury rental apartments. The development sits on the 11.11-acre Aurora mall site located at the southwest corner of IL route 59 and East New York Street, one of the busiest intersections in DuPage County.
With a sophisticated and urban design, the community offers residents a unique standard of living that gives it a competitive advantage. The property features a tailored mix of studios, 1-, 2-, and 3-bedrooms units with designer finishes including vinyl plank wood flooring in the living, dining and kitchen areas, quartz kitchen countertops with islands in select units, in-unit washer and dryers, and walk-in closets in the majority of the primary bedrooms.

Like many across the country, Fox Valley Mall in Aurora was hit hard by shifting retail trends made worse by the impacts of the Covid-19 pandemic. As a result, stakeholders were presented with the challenge of how to reinvigorate the important economic center for the City of Aurora.
As part of the development team tasked with repositioning of the mall, Focus transformed the once vacant Sears into a bustling mixed-use community now known as Lumen at Fox Valley. The walkable, experience-based program will better meet the needs of the modern renter, a tenant who prefers to shop online but prioritizes experience and a walkable environment when shopping or dining in person. This model will also breathe new life into the original mall and the surrounding community by providing a new economic center which enhances the community at large.
