Focus and its partners Atlantic Residential and Centennial are thrilled to be repositioning a portion of Fox Valley Mall in Aurora, IL into a luxury mixed-use development. The currently vacant Sears and its associated parking lot will soon be home to approximately 304 luxury rental apartments and 275,020 SF of retail space. The future development sits on a 11.11-acre site located at the southwest corner of IL route 59 and East New York Street, one of the busiest intersections in DuPage County. Focus and Atlantic Residential will lead the multifamily portion of the project with partner Centennial delivering the retail portion.
With a sophisticated and urban design, the community will offer residents a unique standard of living that gives it a competitive advantage. The property will offer a tailored mix of studios, 1-bedroom units, 2-bedroom units, and 3-bedrooms units. All apartments will include a high level of interior finishes including vinyl plank wood flooring in the living, dining and kitchen areas, quartz kitchen countertops with islands in select units, in-unit washer and dryers, and walk-in closets in the majority of the primary bedrooms.
In addition to high quality apartment features, the building also offers a superior amenity package including a two-story lounge, a private dining room and parlor, a game room, an outdoor swimming pool with a sundeck and grilling stations, and a fitness and yoga studio.
The retail portion of the development will feature popular national and local retailers and will give future tenants walkable access to an outdoor plaza with retail, restaurants and a movie theater.
Like many across the country, Fox Valley Mall was hit hard by the shifting of retail trends made worse by the impacts of the coronavirus pandemic. As a result, stakeholders were presented with the challenge of how to reinvigorate the important economic center of the City of Aurora.
As part of the development team tasked with the repositioning of the mall, Focus transformed the once vacant Sears and associated parking lot within Fox Valley Mall into a bustling mixed-use community. The walkable, experience-based program will better meet the needs of the modern renter, a tenant who prefers to shop online but prioritizes experience and a walkable environment when shopping or dining in person. This model will also breathe new life into the original mall and the surrounding community by providing a new economic center which enhances the community at large.
