The Focus construction team receives certificate of occupancy at 343 W. Schiller

Focus wrapped up construction at 343 West Schiller where they were acting as the General Contractor for Lakshmi Capital on the multifamily apartment building, Than Tower Apartments.
Than Tower Apartments total 105,000 SF over nine-stories and offers 105 apartments and unparalleled amenities including an interior dog run, a fitness room, luxury lounge, 9th floor terrace with grills and firepits, and heated indoor parking/bike room. Designed by Brininstool and Lynch, the building includes a fiber cement rainscreen and is the first building in Chicago to use Intus high performance windows to improve energy efficiency.
“We were pleased to be involved in such an innovative project,” said Focus’ Senior Project Manager, Wade Giorno. “Than Tower Apartments required collaboration and innovation across multiple teams. Through clear communication the Focus construction team and our trade partners delivered a high-quality product.”
Constraints onsite created a unique problem to teams from the outset. Due to the size of the site and density of the neighborhood, a typical ground crane would not fit onsite. To address this, the Focus construction team revised the erection sequence to allow for the use of a smaller, hydraulic crane. The modifications to the sequence included leaving parts of the 4th floor uncovered to allow the smaller crane to reach the outer edges of the top floors. These changes were carefully vetted to ensure that they did not impact schedule or the design plan but were vital to the success of the project.
“By carefully vetting the impacts of the use of a hydraulic crane the Focus team controlled the risk of using new methods onsite,” said Project Manager, Jillian Fiandaca. “Expert execution of the new construction sequence by trade partners helped to secure the benefit of the innovative practice and added value for ownership.”
