Development Manager

Responsibilities

Works with the Vice President, Development in real estate development and architectural design activities for both Focus and third-party clients. The Development Manager leads real estate development activities with oversight from senior leadership. The Development Manager will perform a variety of due diligence activities to assist in real estate acquisitions. In addition, the Development Manager will lead the execution of one or more selected complex multi-family, commercial, and/or mixed-use developments with development costs greater than $30MM. This includes leading or co-leading real estate zoning entitlements which includes preparing for and attending zoning meetings.

The Development Manager will also lead a team of consultants from project inception through construction documents and will act as an Owner’s Representative, in collaboration with the General Contractor, through the completion of the development with assistance from senior leadership. Represents Focus as owner and provide direct and clear direction to the project team.

Responsibilities Include:

  • Leads real estate development activities with oversight from senior leadership from inception to completion.
  • Represent Focus as owner and provide direct and clear direction to the project team.
  • Evaluate real estate opportunities through physical inspections and due diligence including zoning code research, architectural programming, conceptual design, and financial proformas.
  • Co-lead real estate zoning entitlement process for predominantly ground up multi-family, commercial, and/or mixed-use developments with assistance from senior leadership.
  • Maintain positive relationships with project stakeholders including the municipality, partners, lenders, brokers, and other key members of the project team.
  • Lead a team of professional consultants including architects, engineers, and attorneys, from project initiation through completion.
  • Evaluate real estate opportunities through physical inspections and due diligence including zoning code research, architectural programming, conceptual design, and financial proformas.
  • Assist in the review of Operating Agreements and Joint Venture documents with development and equity partners with assistance from senior leadership
  • Co-Lead the preparation of Business Plans for multiple real estate developments and ensure compliance throughout the life of the development with limited assistance from senior leadership.
  • Prepare and present regular investor reports on multiple real estate development projects.
  • Create and manage soft cost budgets and related contracts.
  • Regularly perform site visits to ensure quality of construction and adherence to schedule.

Skills

  • 3+ years of experience, or extensive internship experience, in Real Estate Development, Architecture, Construction Management or related field
  • Proven experience in large multi-family, ground-up, development, including underwriting
  • Ability to read, coordinate, analyze a set of drawings
  • Excellent interpersonal, written, and verbal communication and presentation skills.
  • Knowledge of MS Office, particularly Excel and Power Point is required. Knowledge of Photoshop, InDesign and CAD software is beneficial
  • Driver’s license and/or ability to travel to sites and meetings

Education

  • Bachelor’s Degree in Real Estate, Architecture, Construction Management, or a related field is required.
